OUR COMPANY

Stuart Thomas Property Management at 294 Kiln Road, Thundersley, Essex is a new business, though I have had Estate Agency experience for almost 30 years in your area. My team and I endeavor to provide a professional and personal service, to Landlords and Clients alike.

WHY YOU SHOULD CONSIDER LETTING YOUR PROPERTY

Whether you have a property for investment, are going abroad, or just cannot sell and want to move on, letting your property will generate a valuable income and can be a safeguard against vandalism and squatters.

Most types of property can be let, from studio apartments to large family houses, provided they have kitchen and bathroom facilities and have main services connected.

Tenancy Agreements should be for either 6 or 12 months. These of course can be renewed if required.

Stuart Thomas Estates will be happy to arrange an appointment to inspect your property and advise you on the following matters;

  • Provide a rental valuation of the property
  • Advise on repair work and/or decorations prior to letting
  • Provide general guidance on what fixtures, fittings, furnishings, and equipment should be included in the rental
  • Advice with regard to Mortgages/Consent letter
  • Advise on Transfer of Utilities
  • Advise on the status enquiries and how these are assessed
  • Advise on what deposits are sought from the tenant

ONCE YOU HAVE DECIDED TO LET YOUR PROPERTY

On receipt of your formal instructions, Stuart Thomas Estates will: -

  • Prepare particulars of the property for immediate circulation to applicants and companies within the local area. Extensively advertise the property via local newspapers and our 24-hour website offering full colour details. We would recommend that a property is first offered for rental 4-6 weeks before it becomes available.
  • Once a prospective tenants has been secured, we will then obtain employer and bank references and if applicable a previous landlords reference.
  • Providing the references are all satisfactory we will then prepare the necessary assured shorthold tenancy agreement.
  • Prepare and serve statutory ‘Notice Requiring Possesion’.
  • Prepare an inventory and schedule of condition of the property, furnishings and effects.
  • Collect one month’s rent in advance and hold a further mother month and a half money as a deposit against breakage’s etc. This deposit is only returned to the tenants at the end of the tenancy subject to the property being left in a satisfactory condition.
  • Inform all Utility Services of the new occupants, i.e. gas, electric, water and council tax dept.

IF THE PROPERTY IS TO BE MANAGED BY US

In addition to our letting service, we have an optional Full Management Service, subject to formal instructions Stuart Thomas Estates will undertake the following: -

Collection of monthly rent and crediting direct to yourself.

Preparation of monthly statements
Quarterly property inspections
Checking out of tenants with full inventory check (if inventory prepared by us)
Supervision of repairs etc, normally up to a maximum of £100.00. for repairs in excess of this amount we will obtain 2 or 3 estimates and of course your approval (except in cases of extreme emergency.

GENERAL INFORMATION

RENT

The rental charge is normally exclusive of gas, electricity, water, telephone and council tax, but inclusive of insurance. Under the Assured Shorthold Tenancy Agreements the rent remains static for the period of the tenancy. At the expiry of the Agreement we would re-evaluate the rental figure.
