LET ONLY SERVICE - £775.00 (inc. VAT)

  • Agree the rental value
  • Provide guidance on compliance with statutory provisions and letting consents
  • Advise on refurbishment requirements
  • Erect board outside the property in accordance with Town & Country Planning Act 1990
  • Market the property and advertise on many portals including Rightmove, Zoopla and On The Market
  • Carry out accompanied viewings
  • Find suitable tenants
  • Advise on non-resident tax status and HMRC (if relevant)
  • Collect and remit initial months’ rent
  • Provide tenants with method of payment
  • Deduct any pre tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Agree on collection of any shortfall and payment method
  • Advise all relevant utility providers of any changes
  • Protection of tenant’s security deposit
  • Check in tenants to the property

LET AND RENT COLLECTION SERVICE - £600.00 + 7% of monthly rent collected (inc. VAT)

All of the above PLUS
  • Demand, collect and remit the monthly rent
  • Pursue non-payment of rent and provide advice on rent arrears action
  • Provide monthly account statements

LET AND FULL MANAGEMENT SERVICE - £600.00 + 10% of monthly rent collected (inc. VAT)

All of the above PLUS
  • The main point of contact between landlord and tenant
  • Undertake regular thorough routine inspections and notify landlord of outcome
  • Arrange routine repairs and instruct approved contractors (providing up to 3 quotes)
  • Arrange statutory compliance such as an Energy Performance Certificate (EPC) and a Gas Safety Certificate (GSR)
  • Hold keys throughout the tenancy term
  • Negotiation of tenancy renewals
  • Negotiation of tenant’s deposit return
  • Serving of notices to regain possession of the property
  • Security Deposit dilapidation negotiations
